Enhancing Sealers
Miracle Sealants enhancing sealer is a unique product that not only enhances but also protects. Penetrating sealers work by entering the pores of the material and leaving a coating of polymers. Once cured, the polymers will help to repel liquids and prevent staining from other sources such as dirt, grime, mold, and mildew. Unlike most traditional penetrating sealers that are designed to leave an unaltered, natural finish, Miracle Sealants enhancing sealer is a unique one-step enhancer and penetrating sealer that will darken and highlight the natural colors of the material while offering superior stain protection.
A water-based or solvent-based carrier is used to deliver the polymers into the pores. Because solvent-based sealers contain smaller size molecules, they are more effective at sealing difficult to penetrate surfaces like porcelain, dense granite, and polished marble. Solvent-based sealers will also penetrate deeper than water-based sealers making them great for high traffic areas and areas exposed to harsh elements. Note that not all sealers will protect against both oil-based and water-based stains. When sealing areas that will be exposed to both water and oil (grease, body oil, cooking oil, etc), make sure to choose a sealer that will protect against both.
Enhancing sealers are designed to enrich the material by darkening and highlighting the natural colors. This darkened look is often referred to a "wet look" but is not the same as a shiny or glossy finish. To get an idea of how an enhancing sealer will look, wipe a damp cloth across the surface. Enhancing sealers are great for natural stone surfaces including granite, marble, slate, other tile surfaces such as quarry tile and ceramic tile, and for refreshing worn, weathered, and faded surfaces. In some cases, multiple coats may be required to achieve the desired level of enriching.

Topical Sealers
Topical sealers (also called coatings or finish sealers) are often made of acrylic polymers, polyurethane, or wax. Unlike penetrating and enhancing sealers that penetrate the material to sit below the surface, topical sealers and coating are designed to sit on top. Topical coatings are typically used to add a satin or gloss finish to the material and work best on rough and textured surfaces including flamed and tumbled natural stone and manufactured materials including clay pavers, terra cotta, Saltillo, and quarry tile.
While topical sealers are great for adding a different finish and protecting the surface from physical damage, they do carry some limitations. For example, they are not ideal for areas that come into contact with water, such as around pools and bathrooms, because the surface can become very slippery when wet once a topical sealer has been applied. Additionally, they tend to wear unevenly, show scuff marks more easily, and if water or moisture makes its way underneath the topical sealer, a whole host of problems can occur including mold, mildew, and cloudiness. Finally, many will require complete stripping before each reapplication.
